Recently i visited many builders in Ghaziabad like Orange Country, Jaipuria, Amrapali and others to enquire about the rates of 2 to 3 room flats and penthouse. Its was a really an eye opener for me.

Let me tell you guys more about ORANGE COUNTRY (OC) in Indirapuram near the Shipra Mall. There is a concept of Bhumi Pujan, for every society. So the customers can apply for flats after Bhumi Pujan in the respective society. In case of OC, it was December, 2005. The rate per square feet at that time was Rs. 1900.

So, a 2 Room Set = 1224 ft sq = 1224* 1900= Rs. 23.25 L

But if you see the latest prices from 1st May, 2006 = 3200 ft sq

So present value of 2 Room Set = 1224*3200 = Rs. 39L.
And projected value per sq ft = 5500 by April, 2008.
This means 1224*5500= Rs. 67.3L

So if you could have had arranged 23L, 5 months back, this could have fetched you 16L.

Dont panic. Wait!!

Do one thing, if you still can arange for 40 L, you can still expect a gain of 28 to 29L in the coming 2 years. And the value of the flat will definately cross Rs 1 cr by 2010.

The reason for this boom is Coomonwealth Games in Delhi in 2010.

Simple formula to make money: Sell all you shares, bonds and remove liquid money from ur bags to invest in Real Estate. You will surely regret if you dont invest this year.

Strategy for Future
1. Keep an eye on Bhumi Pujan of other societies in future in NCR especially in Ghaziabad and Noida to get the cheapest deal
2. Invest as much money as you can to reap maximum profits.

This much return is not possible in any other investment in the present market dynamics.
